Mission Hills: From Farmland to Flourishing Community

Multiple stages of Mission Hills now completed

What began as rolling farmland in 2021 has steadily transformed into one of Hawke’s Bay’s growing residential developments, with multiple stages of Mission Hills now completed or underway.

Since plans first began gaining momentum in 2022, the project has continued to evolve stage by stage. Over the past four years, we’ve seen Stages 1A, 1B, 1C and 2A progress from open rural land into established residential sections, infrastructure, and new neighbourhood spaces. Watching that transformation unfold has been a genuinely rewarding process for everyone involved.

As with many large-scale developments, the journey has not come without its challenges. During early construction works, hard rock was encountered beneath the surface across parts of the site, requiring significant earthworks, problem-solving, and collaboration between the project team and contractors to keep the development progressing. Through careful planning and practical engineering solutions, those challenges were successfully overcome, allowing construction to continue moving forward.

The development has also required significant supporting infrastructure upgrades to accommodate future growth in the area. Throughout 2023 and 2024, drainage infrastructure along Puketitiri Road was upgraded in conjunction with road widening works, helping improve stormwater capacity and supporting the long-term needs of the expanding development and surrounding network.

 

A key milestone

As Mission Hills has grown, so too has its vision. A key milestone for the project was securing an agreement with Summerset for a new retirement village within Stage 2A, helping expand the development into a broader community hub. A small commercial area is also planned adjacent to Stage 2A which will support future convenience and connectivity for residents.

Most recently, Stage 1E has received both resource consent and engineering approval, with construction now officially underway. At the same time, work is continuing behind the scenes on the consenting process for further stages as the next phase of the development moves forward.

Cheal has been proud to support Mission Hills through a range of surveying, planning, and civil engineering services throughout the life of the project. Our team has worked closely alongside the developer, contractors, and council to help guide each stage from concept and consenting through to construction.

Projects of this scale require careful coordination, long-term planning, and strong collaboration across multiple disciplines. As Hawke’s Bay continues to grow, developments like Mission Hills play an important role in helping meet future housing demand while shaping the region’s evolving landscape.
